Roof Overlays

A more affordable way to change the look of your home

Transform your Home without Breaking the Bank

There are a few reasons why homeowners may be looking for a new roof. A major accident, such as a tree getting blown over on to the top of the house. Roofing has a recommended lifespan – asphalt shingle roofs are usually rated for 25 years for example. Depending on the age of your roof, it may be time for something new.

So even if the roof is in good shape, it might be time to start considering a new roof. All it takes is a small leak during a Pacific Northwest winter and spring to cause big water damage in the home. Finally, a new roof may be discussed during a remodel. While most homeowners don’t change the architecture of their home, a new roof may be part of a whole-home updating.

Start From Scratch? Not So Fast.

In the case of a smashed roof, homeowners have no choice but to rebuild the roof, including a complete tearing down of the existing roof. That means the rest of the roof, underlayment, and roof decking must be removed before installing the new roof.

In some cases, there’s no pressing need to tear off roofing that’s already in place. If the home’s roof is still in good shape, Mountaintop Metal Roofing can install aluminum roofing over the existing layer of shingles. This is known as an overlay or a re-roof.

Overlay Pros and Cons

The biggest advantage of re-roofing a home is the cost. The existing roof doesn’t have to be torn off, which means the existing roofing material doesn’t need to be replaced. Less labor, less material, and less time all make this an attractive choice for many homeowners.

An issue with re-roofing a home with another type of material is the overall weight of the material. Even a few layers of asphalt shingles can begin to put extra strain on the structure of the roof. That isn’t an issue with aluminum roofing – it’s the lightest roofing material on the market.

Roof materials are key

The type of roofing will also be an issue. Standard asphalt, architectural, or composite shingle roofing is the best candidate for an overlay because it’s uniform, flat, and relatively thin. Cedar shakes may be an option, depending on their profile.

Clay, cement, or slate tiles are bad options because they can break during the overlay installation of the new roof. This affects the uniformity of the roof and will cause settling that undermines the integrity of the new roof.

Professional Metal Roof Installation

While an overlay can save you money, it’s just not a feasible choice in many cases. Additionally, not many roofing contractors are familiar with the complexities of metal roofs. It’s not that it is difficult to install, but the process is different from traditional roofing, especially during a re-roof.

No matter what your decision is, make sure you choose a professional, experienced roofing contractor when choosing aluminum roofing. If installed incorrectly, they could be doing more harm than good to your home. It may look great, but improperly fastened roofing – no matter the material – will lead to multiple leaks.
